How it works

We  work in Prime Central London where 67% of buyers are cash purchasers from home and abroad. These bueyers are cash rich but time poor so therefore will pay top prices for properties that are finished to a high standard and are ready to move in. We use our knowledge and expertise to locate a property where we can add value by carrying  out a refurbishment and interior design programme.

We purchase the property in special purpose vehicle, SPV, for tax efficancy and transparency, the total sum needed for each project is divided in 20 shares in the company and these shares are issued by the solicitor to individual investors.

Upon completion of the project and sale of the property the funds are distributed to the shareholders.

9 Ordnance Hill, NW8 purchased for £2.5M refurbished and sold for £3.75m

The total costs of the project were £3M This was funded by a loan facility of £2.2m towards the purchase and refurbishmen and £800k investor funds in the form of 20 shares of £40k each. The investors get 80% of the profits amounting to £30,000 per share. This means for every £40k invested the investors recived £70k back which is a return of 75% over 12 months.
